Our developer
, employs only top engineers, architects and designers with proven track records to build exquisite, quality homes. Most importantly, each home they build is architecturally designed and custom tailored to meet the specific needs of the homeowner and take full advantage of the unique topography of the building site. Everything is done above and beyond industry standards with a solid warranty on construction and workmanship. Plus, as with all building projects, we jointly take special care to ensure that the visual integrity of the region is maintained and views are not hindered.
It's normal to build homes in Costa Rica that are smaller than North American standards due to the fact that its ideal climate makes it possible to spend so much time outdoors. You can expand your square footage of living space, however, without expanding your budget by creating outdoor rooms that blend together the indoor and outdoor living areas of your home.
As of January 2009, the cost of custom building is $90 U.S. per square foot (with a minimum home size of 1,000 square feet). The cost includes:
- Ceramic tile floors
- Cathedral wood ceilings
- Kitchen and bathroom cabinetry
- Handcrafted hardwood armoires
- Light fixtures
- Ceiling fans
- Spanish-style steel roof
- Hot water tank
- Septic system
- Site preparation
- Regular progress reports (with photos)
Not included are appliances, furniture, blueprints, utility hookups, pools, landscaping, air conditioning (which, due to the pleasant mountain breezes, you may decide you don't need), a security system, and driveway paving.
Note: Costs of items included or excluded may change without notice but will be confirmed when a construction contract is negotiated.
Mortgage financing can be arranged for construction (see "Financing" for details). Otherwise, the schedule of payments for construction is:
- $2,500 U.S. deposit to initiate design (this will be deducted from the overall cost)
- 25% to initiate blueprints
- 25% to initiate the foundation & construction
- 25% to initiate the roof installation
- 20% to initiate laying of ceramic floors and painting
- 5% upon completion and owner inspection
The estimated time to build a home is 9 to 12 months, depending on the size and complexity. Some lots are ready to build on now, while others are still in "pre-construction" while electricity and water are being installed.
